What is the procedure for purchasing a unit?

Thomasfield will be sending out a newsletter closer to the release date in April with further details. Thomasfield will set a date where prospective buyers can register and provide their driver’s license and down payment cheque. The valid ID(s) must be original (no photocopies or photographs), and be the bearer of the individual(s) present. The name(s) of the registrant(s) must be the name(s) on the Agreement of Purchase and Sale. Registrations will occur on a first-come-first-serve basis.

Deposit Amount? Who Payable to? Do you accept Debit or Visa? When will it be cashed?

A deposit of $20,000 payable to "Miller Thomson" will be required with a firm purchase and sale agreement. The deposit will be cashed 10 days after acceptance. Debit or Visa are not accepted as a deposit.

What are the available closing dates?

Closing dates in the purchase and sale agreement will be tentative closing dates, pre-determined on unit and level, starting with closings in early March 2018 until April 2018.

Parking? Where do I park my car and how do I access my unit? Can I purchase additional parking?

Parking is in a shared underground parking garage with private access via key fob (via an interior gate). One parking space is included with each unit. There are 8 additional parking spots available for purchase at $35,000 (availability is on a first-come first-serve basis). There are 11 visitor parking spaces and 2 handicap spaces.

To access your unit there are stairs on either side of the parking garage, your unit will be assigned a parking space based on the nearest stairwell. The stairwell from the garage leads outdoors, to where you walk to access your front door.

Is there a basement for each unit?

There is no private basement in these units, as the underground structure is a shared parking garage.

Are there Storage Lockers?

There are no storage lockers.

What appliances are included?

The standard appliance package includes stainless steel kitchen appliances: a Whirlpool dishwasher, over-the- range microwave, electric range and top mount fridge. Also included are stackable Blomberg front load washer and dryer. Subject to change.

Is Central Air Included?

Yes, each unit is supplied its own air conditioner and high-effiency, medium velocity furnace.

What noise precautions are built in?

Thomasfield is using leading edge STC (sound transmission control) maximizing floor systems, also combined with noise reduction underpads under laminate flooring and dense carpet underlay. Wall divisors are built with fire separation and enhanced insulation to minimize any noise from adjacent units above or below.

Can I customize my unit?

You will be able to select finishings in a meeting with our interior designer prior to construction. Choices include flooring, cabinetry, countertops, plumbing fixtures, trim and door styles, paint colours, appliances and more. Architectural changes cannot be accommodated.

What is behind the Building?

On the south side of the building, it is currently countryside designated as corporate business park. This may be subject to change through the ongoing Guelph Clair-Maltby Secondary Plan review.

Are there shared interior hallways, outdoor spaces or other common areas?

No, there are no shared hallways or outdoor areas. Each unit has its own front door accessible from the street. The garden units and main floor bungalows have separated outdoor terraces and the upper two- storey units have balconies. The only common areas are the building exterior and parking garage and stairwell to parking garage.

Condo fees: How much are they and what does it include?

Condo fees are $183.47. The board will be managed by a property management company and include things such as landscaping, garbage removal and snow removal, and provisions for future maintenance of common elements.

Can I rent it out?

There are not restrictions in the condominium agreement at this time preventing units from being rented out on an annual basis. Parking units may be rented, leased, or licensed on a temporary basis to other occupants.

How does is garbage collection and mail delivery handled?

Condominium garbage bins are Molok systems, which are bins that are placed semi underground for easy garbage disposal. They will be located outside near the west stairwell from the parking garage. Mail delivery will be delivered to a super mailbox, location yet to be determined by Canada Post. Package deliveries can be left or accepted at each unit’s front door.

Can I have pets?

Yes, pets are permitted as per the Permitted Pets section of the Beacon Hill condominium disclosure agreement.

Are BBQ’s allowed on the patios?

There are no restrictions in the condominium agreement at this time preventing the use of BBQs on the patios.
